Air conditioner repair and maintenance

Not cooling, leaking water, tripping the breaker or making a noise it did not make last year? We diagnose the fault first and quote second, so the price you agree is the price you pay.

Faults we handle

Any system type and any brand — from a bedroom split to a chilled-water plant.

Not cooling properly

Low refrigerant charge, a leak, a blocked condenser, a failing compressor or a sensor reading wrong. We find which one it is instead of guessing and topping up the gas.

Water leaking indoors

Almost always a blocked or badly fallen condensate drain, a displaced drain pan, or ice forming on the coil and melting. All fixable.

Tripping the breaker

Compressor start current, a failed capacitor, a damaged control board or an insulation fault in the cabling. This one is worth fixing quickly.

Noise or vibration

Fan bearings, a loose blower wheel, a cracked bracket, or an outdoor unit that was never mounted level in the first place.

Weak airflow

A clogged filter or a fouled evaporator coil. Often solved by a proper deep clean rather than a repair.

Bad smell when running

Microbial growth on a damp evaporator coil and in the drain pan. Cleaning removes it; air freshener does not.

We diagnose before we quote

Replacing parts hopefully until something works is expensive for you and easy for us. We do not work that way. Electrical readings, running pressures and the temperature differential across the coil normally identify the actual fault within the first half hour.

You get a fixed price before any work starts. If the unit is not worth repairing, we will tell you that instead.

How a repair works

  1. Describe the symptom

    What it does, when it started, and what changed. This often narrows the fault before we arrive.

  2. We diagnose on site

    Electrical readings, running pressures and temperatures. We identify the actual fault rather than replacing parts hopefully.

  3. You get a fixed quote

    Parts, labour and time, agreed before any work starts. If the unit is not worth repairing, we will say so.

  4. We repair and verify

    The system is tested under load before we leave, and you see it working.

Scheduled maintenance contracts

For shops, clinics, offices and buildings running multiple units, a scheduled maintenance contract costs less than the emergency repairs it prevents. Coils get cleaned before they foul, drains get cleared before they overflow, electrical connections get checked before they arc, and refrigerant charge gets verified before a slow leak becomes a dead compressor.

We service before each cooling season and, for heavier installations, mid-season as well. Tell us how many units you run and where they are, and we will put a schedule and a price together.

Repair questions

My AC is not cooling. Does it just need gas?

Usually not. A sealed refrigeration system does not consume refrigerant — if the charge is low, there is a leak. Simply topping it up means paying again in a few months and running the compressor in a starved condition, which shortens its life. We find and fix the leak, then recharge.

How often should an air conditioner be serviced?

Once a year before the cooling season for a normal home unit. Twice a year for units in dusty environments, commercial kitchens, workshops, or anywhere running long hours. Filters should be washed by the user every few weeks in heavy use.

Do you repair brands other than MTK?

Yes. Our service teams work on air conditioning of any manufacturer and any type — wall splits, multi-splits, cassettes, ducted and concealed units, floor-standing cabinets, packaged units, VRF systems and central chilled-water plant.

Is it worth repairing an old air conditioner?

It depends on the fault and the age. A capacitor, a fan motor or a control board is normally worth replacing. A failed compressor on a unit that is over ten years old and running an obsolete refrigerant usually is not, and we will tell you that rather than sell you a repair that will not last.

How quickly can you come out?

Call us and we will give you the earliest realistic slot rather than a promise we cannot keep. Demand is heaviest in the first hot weeks of the season, so booking maintenance before summer is worth doing.
